Standard Home INspection Report

Dark Horse Home Inspectors are competent, experienced and passionate professionals who use the best equipment to create the most detailed reports in the entire Little Rock Metro Area.  By using tools like ohm meters, moisture meters, digital laser thermometer, voltage detector, electrical outlet tester, and basic hand tools. We find and verify more issues during our home inspection which allows you to understand the home you are purchasing.  Inspection report will include verifying the structure itself is satisfactory and perform a thorough check of all mechanical systems, including water, appliances, water heater, and electrical service and HVAC systems.

One of the biggest concerns of most sellers is that when a buyer does get the home inspected, something will be discovered that kills the sale or leaves the seller with less cash than expected from making repairs. It is a known fact that repairs can cost more money when time constraints are involved.  This concern is undoubtedly justified because you will only have until closing to get the repairs done; if you wait until the buyer’s inspection. The home inspection is often the point where sales fall apart – leaving the seller to pick up the pieces. But as the seller, you don’t have to wait for the buyer’s inspection. You can have your own done, and get ahead of any issues before ever listing the property for sale.

Walk-Through Consultation  

A walk-through is less formal and does not require the inspector to adhere to a Standards of Practice or generate a written report.  The walk through inspection is designed to give the Buyers or Sellers a snapshot of the property with committing very little money and time to a Full Standard Inspection Report. This method works well with buyers viewing multiple properties, investors, first time home buyers, or buyers that have their buying prospects narrow down between two properties and remains undecided which property to purchase.
